  • What services do you offer in real estate law?

    We assist clients with both residential and commercial real estate transactions, including sales, purchases and refinances. We also assist with subdividing land and preparing easement or restrictive covenant agreements.

  • What are your fees for a real estate transaction?

    Bridge City Law Office offers flat rate fee pricing for real estate transactions. The costs will vary based upon the type of transaction so contact us today for written quote.

  • What do I need to bring to my real estate appointment?

    When you come in for your real estate appointment, you will typically be asked to bring a piece of photo ID and void cheque or pre-authorization form. If any other documents are needed, we will advise you of this when the appointment is booked.

  • I am not in Saskatoon – Can I use Bridge City Law Office for my real estate transaction?

    Yes! We can process real estate transactions for land located anywhere in Saskatchewan.

  • I am not in Saskatoon - how do I sign my real estate documents?

    If you are not physically able to attend at our office for document signing, we will arrange a virtual appointment. You will be required to print the documents prior to the appointment, which will occur over a video call (Zoom or Teams). You will then need to scan and email the documents back to us after the appointment. We may also be required to verify your ID over an online Identification Verification portal.

  • I am buying a condo – will you review my Estoppel documents?

    Yes! We will review condo documentation for free provided that the purchase transaction is completed by our office. If the purchase does not go through or is processed by another law firm, additional charges will apply.

  • I have purchased a property – what are my next steps?

    Once you have an accepted offer and have removed your conditions, the file typically moves into our hands. You will need to ensure that your realtor and your mortgage broker have our contact information. Once we have your documents from your realtor and your mortgage instructions, we will prepare your documents and then will reach out to book an appointment for signing. At this appointment, you will bring a bank draft for the balance of the down payment as well our fees and the property tax adjustments (if any). We will also require confirmation of your home/fire insurance prior to the possession date. We will take care of everything from there to ensure a smooth transfer of title and mortgage funds so that your possession day can be exciting and stress-free!

  • I have a sold a property – what are my next steps?

    Once you have a firm sale on your property, the realtor’s office will send us copies of all the real estate documents. Once we receive these, we will contact you to arrange an appointment time. We will also need you to provide your mortgage account number so a payout can be requested. After the closing, we will ensure that your realtor is paid out, your mortgage is paid out and any other interests on the title are properly addressed. We will ensure that your sale goes smoothly and that you receive your net sale proceeds quickly.

  • Do I need a lawyer for my real estate transaction?

    While a lawyer is not legally required, if you are buying, your mortgage company will insist that you use a lawyer to process your purchase. A lawyer will ensure that your name is properly listed on the title and that your mortgage is properly registered in accordance with their instructions. In a cash purchase, it is also beneficial to have a lawyer act for you so that you know that the title and taxes have been properly transferred to you and that any mortgages or interests of the seller have been properly removed. 


    For a sale file, a lawyer ensures that your sale funds are properly transferred to you and that your mortgage, realtor fees and any other debts are addressed in compliance with your contract.
